defining Variables and exporting them DID WORK!
I really have to thank you and I express, I do!
I will now start my project, it is an old integrated development sytem for Motorola M6800 Microprocessors including an assembler and a simulator, first started in 1981.

As you suggested I exported:
export CC=usr/local/bin/gcc export C_INCLUDE_PATH=/usr/include/ncurses
That solved the problem.
